The property will be offered in Five Separate Tracts and bidders will be able to bid on Combinations of Tracts or in its entirety.

Tract 1 - 67.14+/- Acres (Cropland/Pastureland/Barn/CRP Pine Timberland)

Tract 2 - 56.92+/- Acres (Cropland/Pastureland/Pond/Great Building Site)

Tract 3 - 81.59+/- Acres (Cropland/CRP Pine Timberland/Hardwoods)

Tract 4 - 3.93+/- Acres (House & Out Buildings)

Tract 5 - 3.35+/- Acres (House & Shop Building)

There is an existing survey for the entire property. If property is sold in tracts and not its entirety, a survey will be completed for each tract and the total sales price will be the accepted bid per acre at the total surveyed acres.

Winning bidders or bidder will be required to provide a 10% nonrefundable deposit the day of the sale. Close of property will be within 30 days.

Purchasers of the property can take immediate possession upon closing. Seller may need additional 30 days to remove all personal items from the house.
